How to achieve this BW look?

ive been wondering for a long time how to achieve this bw look, im not sure if it is the initial work of the camera(depending on type and settings) or is it photoshop.
ive tried this many times but im never achieving the same effect.
it looks hmm 'grainy' but i dont know if it is high iso or not. it gives this matt look
heres some examples:

That is a well known Lightroom preset if you dont have lightroom then you can achieve it by black and white conversion decrease in contrast and a slight levels adjustment to decrease the black midtones.
